CRE-201-1  PREPARE THE LETTER OF INTENT TO LEASE

REVIEW THE LETTER OF INTENT FORMAT

Course Description: This course will teach you how to draft the Letter of Intent to Lease.

This course will teach you:
  • Documents to gather before you draft the Letter of Intent.
  • To understand the duties owed to your client.
  • How to prepare the Letter of Intent Format.
Course Detail: The Letter of Intent (LOI)  is a non-binding legal document that is the tool to open discussion about the first offer on the property made on behalf of the Tenant. It is not meant to take the place of a Lease Agreement, but is designed to open negotiations about basic terms such as lease rates, lease terms, maintenance and repairs, rental concessions, tenant improvements, and other terms. In this course, you will understand the Letter of Intent format, how to get prepared to draft the Letter of Intent, your professional duties you owe to your client, and a section by section review of all the terms on the Letter of Intent.

CRE-201-2 Basic Negotiations For Tenants

Course Duration: 2 hours

Course Description: This course will teach you how to negotiate terms on the Letter of Intent to Lease and how to respond to counteroffers.

This course will teach you:
  • The steps in the counteroffer process.
  • How to respond to the terms in the counteroffer.
  • How to finalize the Letter of Intent.
Course Detail: Once the initial Letter of Intent has been sent from the Tenant to the Landlord, or through their designated representatives, the Letter of Intent Negotiations are in progress.  The Landlord or Listing Agent will review the offer and submit a counteroffer. This course begins assuming you have received a counteroffer and gives you probable responses to the countered terms. The course includes a reminder of the steps in the leasing process, reviews the parties in the transaction, as well as the steps involved in the counteroffer process. You will also learn some pertinent negotiation tips, and how to respond to the terms in the sections of the Letter of Intent, and ends with finalizing the Letter of Intent.

CRE-201-3  Commercial Lease Review & Analysis

Course Duration: 8 hours

Course Description: This course will help you understand the basic terms terms in the Commercial Lease Agreement and how to respond to counteroffers to to lease terms.

This course will teach you: 
  • How to review the approved terms on the Letter of Intent
  • Review the terms of a Commercial Lease Agreement
  • How to prepare counteroffers & finalize the Commercial Lease Agreement
Course Detail: Once the terms of the Letter of Intent have been finalized between the parties, the Listing Agent will prepare the Lease and send it to the Tenant or Tenant’s designated representative for review. Once they lease is received, lease negotiations are in progress.

 

The parties will do counteroffers back and forth until the terms of the lease has been finalized between the parties. This course will take you through the process of a commercial lease review, analysis, and probable counteroffers.

Course Duration: 2 hours

Course Description: This course will teach you how to gather and prepare the required documents after a Commercial Lease Agreement is signed.

This course will teach you: 
  • What to do when the get the final lease agreement draft.
  • How to prepare the required documents to attach to the Lease.
  • How to prepare a leasing commission order.

Course Detail: When lease negotiations are complete and the landlord or listing agent has prepared the final lease document for signature, you will need to know the next steps in the process. In this course. This course will teach the steps and processes to prepare the final lease documents, and receive your commission.
